West New York Waterfront Homes

The water front area of West New York is part of New Jersey gold cost, along Hudson waterfront. It starts from Bayonne Bridge running north up to the George Washington Bridge that is approximately 19 miles (31 km) long. Homes in the area offers large living space and luxury amenities. It combines luxury urban convenient living with suburban style of comfort. 

There are a few noteworthy luxury condominium communities that have been built since the 2000’s.

Jacob Ferry is a townhouse-like condo community, built in 1999, and has a 30-year tax abatement in place, expiring in 2029. This community was built together with Bull Ferry, another condominium community close by, but in Guttenberg town. Both Jacob Ferry and Bull Ferry share the same amenities and are managed by the same management company. Since the townhouses in the community are structured as condominiums, the roof and exterior maintenance is done by the HOA (homeowners association). There are two outdoor swimming pools. Even though the homes are so close to the water, they are still not in a flood zone. So with no extra cost on flood insurance, you can still enjoy the water view.

 20 Ave at port imperial was built in 2007. It has a 20 years tax abatement in place, expiring by 2027. Amenities include 24hr doorman, outdoor swimming pool, gym, lounge, kid’s room, and two elevators. There are two other buildings in the same community and are very similar – 22 Avenue at port imperial and 26 Avenue at port imperial. Keep in mind that 26 Avenue at port imperial was built first and is the oldest.

 9 Ave at port imperial (AKA 9 on the Hudson) has a very attractive tax abatement program – rates would be at 0.9% of assessed value for the first 10 years, from the 11th to the 20th year, the rate increases by 10% every year, until it reaches the regular tax rate when the abatement expires. The regular tax rate is 2.2% as of 2020. You can read more about property taxes in my blog. The monthly HOA fees is around 68 cents per square feet (as of 2020). Amenities include a 24hr doorman, gym, rooftop deck, resident lounges, business center, kid’s playroom, pet grooming facility and a swimming pool.

Commuting for all these condominium is very accessible. The free ferry shuttle buses are able to take to from these three large condominium communities to both the port imperial ferry station and the port imperial light rail station. The shuttle runs every 8 mins during the peak-hours and runs every 20 mins off-peak hours. The ferry takes you to midtown 39th street in around 8 mins, costs $9 each way or $272 monthly with an unlimited pass. Don’t stay in the office too late, the ferry is not a 24hr service – starts at 6am and stops after 8:30pm. If you happen to miss the ferry, there are other ways to get home using the bus service. There are three bus lines (156, 158 and 159) that stop on Port Imperial Blvd (River Bend Drive and North Park Ct) from port authority NYC. It takes 15 mins and costs $3.5 one-way or $29.5 per 10 trips. The bus rides are reliable, busses have their own lane during peak hours so less chance to get into traffic. Plus, there are not many traffic lights on port imperial Blvd.  

Grocery shopping from these condominium communities is convenient. ACME markets are within walking distance. WholeFoods is within a 5 min drive. Trader Joes in Hoboken is a 10 mins drive away. Alternatively, if you drive 10 mins north towards Edgewater, you will find Mitsuwa, Trader Joes and Whole Foods. Plenty of options from these beautiful condominium communities.
